Terms and Conditions

These Terms & Conditions (“Agreement”) govern all pressure washing and exterior cleaning services (“Services”) provided by Blue Mesa Washing Co LLC (“Company,” “we,” or “us”) to the property owner, tenant, manager, or authorized representative (“Client”). By scheduling or receiving Services, the Client agrees to the following:

Blue Mesa Washing Co LLC will perform the Services as described in the approved estimate, invoice, or service agreement. Any additional work requested by the Client that is not included in the original scope may result in additional charges.

Scope of Work


Property Condition & Client Responsibilities

The Client agrees to provide clear and safe access to all areas scheduled for cleaning, including removal of vehicles, furniture, decorations, and personal items.

The Client is responsible for ensuring all windows and doors are fully closed and sealed prior to service.

Blue Mesa Washing Co LLC is not responsible for pre‑existing damage, loose materials, deteriorated surfaces, oxidation, faulty seals, or aging components that may be affected by standard cleaning procedures


The Client agrees to provide access to an outdoor water source and electrical outlets (if required for specific equipment). Any delays caused by unavailable utilities may result in additional charges.

Water & Power Requirements


“Larger Than Standard” Upcharge

Package prices are based on the average size of properties within the Gila Valley. Properties that are significantly larger than average or require substantially more time or product to complete will incur a “larger than standard” upcharge.

This applies when:

The property size or condition adds one hour or more to the expected workload, and/or

The job requires a significant increase in cleaning solutions, detergents, or specialty products beyond standard usage.

The Client will be informed of this adjustment as soon as it becomes reasonably apparent during the service.


Safety & Environmental Standards

Blue Mesa Washing Co LLC follows industry‑standard safety practices and uses cleaning solutions designed to be effective while minimizing environmental impact. The Client agrees not to interfere with equipment, hoses, or work areas during service.

Weather & Rescheduling

For safety and quality reasons, Blue Mesa Washing Co LLC may reschedule Services due to severe weather, high winds, lightning, or unsafe working conditions. The Client will be notified as soon as possible.


Cancellations made 24 hours or more before the scheduled appointment will not incur a fee.

Cancellations made within 24 hours of the appointment may be subject to a cancellation fee of up to 25% of the scheduled service cost.

If Blue Mesa Washing Co LLC arrives on‑site and is unable to perform the work due to access issues, unsafe conditions, or lack of preparation by the Client, a trip charge may apply.

Cancellation Policy


Blue Mesa Washing Co LLC is not liable for damage resulting from pre‑existing conditions, improper installation, aging materials, or structural weaknesses.

The Client acknowledges that certain stains (rust, oil, organic growth, oxidation, etc.) may not fully remove even with professional cleaning.

Blue Mesa Washing Co LLC’s total liability for any claim shall not exceed the amount paid for the specific service in question.

Liability Limitations


Payment is due upon completion of Services unless otherwise agreed in writing. Late payments may incur fees or interest as permitted by law.

Payment Terms


If the Client has concerns about the completed work, they must notify Blue Mesa Washing Co LLC within 48 hours. Blue Mesa Washing Co LLC will make reasonable efforts to address the issue, provided it falls within the original scope of work.

Satisfaction Guarantee


Use of Photos & Documentation

The Client grants Blue Mesa Washing Co LLC permission to take before‑and‑after photos for documentation, quality assurance, and marketing purposes. Photos will never include identifiable personal information. The Client may opt out by requesting so in writing before the service date.


This Agreement is governed by the laws of the state in which the Services are performed. Any disputes shall be resolved in accordance with local jurisdiction.
